The call usually comes after a good rain: a brown ring on the ceiling of the back room, right where somebody's enclosed patio meets the original house. We pull the cap sheet back and find the low-slope section lapped the wrong way into the comp, sometimes just mastic and hope. That one detail, off Francisquito and Ramona especially, drives more leak calls here than anything else.
The tract stock is 1950s stucco, 900 to 1,300 square feet, shallow 3/12 to 4/12 pitch, with original skip-sheathing under two layers of comp. So these are tear-offs with new sheathing, not overlays. We're a few minutes up Puente Ave, and we estimate in Spanish or English.

Do you re-roof the garage conversion at the same time?
Yes, and it's cheaper that way. With the ADU wave here we bundle detached structures with the main house so the crew, dumpster and material drop are one trip.
Will the city require permits on an addition that never had them?
